Bless them, selling agents love to build up properties
.... clearly I can’t say ‘over sell’ them!
Today’s buy to let opportunity from the Penicuik Property
Blog is a fairly standard 3 bed, semi detached house in Teviot Grove in the
Ladywell district of Penicuik. Now,
properties come up fairly regularly in this area and you buy them with your
eyes open as the tenants they attract are fairly often wholly or mainly reliant
on benefits but get the right tenants and these sort of properties can be make
good investments. So it is interesting
to read the sales agent speak on this one suggesting that it is a prize asset
that you would be really lucky to be able buy!
The property is a semi detached house in Teviot
Grove. It is the standard design for
these sort of houses being:
·
Ground floor – large lounge/dining room,
fitted kitchen with large cupboard off.
·
First floor – 3 good sized double bedrooms
and a family bathroom with a shower over it.
·
Double glazing, gas central heating, gardens
front and rear and on street parking.
The property is broadly in lettable condition internally
but you would need to a wee bit of work to the outside as this seems to have
been ‘forgotten about’. By the looks of
things, this property may well have been rented out before.
The yield on this one looks interesting.
This house is on the market with Purple Bricks at a fixed
price of £115,000. It would rent for
£808 to housing benefit tenants which gets you to a yield of 8.4%.
