As you know I spend a lot of my time trawling the property portals for decent buy to let deals to share with you, and today’s is no different.  Remember, we are not selling these properties so our views are independent .... not often you can say that in the property world!

Today’s property is a 3 bed semi detached house on the quite Charles Street which is just off the Queensway in Penicuik.  With this style of property, being a family home, means that you will have a lower turnover of tenants, as families generally want to be settled somewhere, rather than moving around every year. This means that that you will save on the letting costs to find new tenants as well. Win win I say.

We have rented properties like this, in this area for the £800.00 pcm mark, which when you compare it against £135,000 (being the current asking price of offers over £130,000 plus a wee bit to take account of the ‘offers over’ tag), could generate you a healthy annual return of 7.1%.
